I am old school. I still like to have a landline phone in my house. I have been using the OBi200 to get free calling in the US and Canada. There are no recurring monthly bills and I like not having to deal with a telephone company that raises prices every year.

There is a one-time cost of purchasing the OBi200 Polycom device and it costs around $50. There are no usage limits, so you can make as many calls as you want for free.

Get Free Home Phone Service With OBi Devices

Buy the Obihai Device

First, you need to buy the Obihai OBi200 device. This device will connect to your internet to provide phone service. Obihai OBi200 device has one port, which gives you one phone number. If you need two phone numbers, get the Obihai OBi202, which has two ports. The ports can be used for a telephone or a fax line.

The typical price is around $50 for the OBi200 and $70 for the OBi202. Prices on these drop by $10 to $15 multiple times a year. I got my OBi200 device for around $40 in December.

How does it work?

Obi200 uses Voice over IP (VOIP)  technology to offer phone service. It routes your calls through the internet and not through telephone lines like a traditional telephone company. The OBi devices are integrated with Google Voice (owned by Google, obviously). Google provides phone service for free. Google will provide a phone number if you need one or you can port your number to Google. In either case, your phone number will stay with Google, not Polycom, the owner of OBi.

The OBi devices’ integration with Google Voice (GV)  has a number of advantages. Google allows you to connect more than one phone number to GV. The advantage of this setup is that when someone calls your number, all the numbers connected to Google Voice will ring. Google Voice also allows you to call other countries for a reasonable per minute rate. You will need to buy international calling credit ahead of time if you plan to make international calls.

Get all standard phone features but no recurring bills

With Google Voice and OBi devices, you will get all the phone features you would expect such as caller ID, call blocking, call forwarding, three-way calling, etc. Neither Polycom nor Google Voice will send you monthly bills. In fact, you don’t need to have a credit card on file with either of them

E911

One disadvantage of the Obi VOIP devices is that it doesn’t come with a standard 911. But there is a workaround. You can sign up for a E911 service like Anveo  or PunchAlert, which cost around $25 per year. Once you sign up for an E911 service, the 911 operator will have access to your name and address if you ever have to call 911 .

How to set up?

  • First, you need to set up a Google Voice account (need a Gmail account).
  • Google Voice will get you a new phone number for free, or you can port your number to Google Voice. Google charges a one-time fee of $20 to port the number to Google Voice.
    • Note that GV will only port-in mobile numbers. So if you are porting in your current landline number, you will first need to port it to a mobile operator such as Ultra Mobile, and then port it to Google.
  • Go to Obitalk.com and register your device.  The website will walk you through the steps. It is fairly straight forward. You will also be able to link your Google Voice account to your device at this stage. You will have also have the option to set up E911.

Other Suggestions

While the phone service from OBi200 is reliable, I did run into a couple of issues while setting up the device. The ObiTalk website would not allow me to register the device. I was getting errors but after a few tries, I was able to register. So be persistent if you have registration problems. Polycom’s customer service is not very responsive but thankfully I have never had any issues since then. ObiTalk has an active forum where you can search for answers if you have any questions or problems with the service.

TL, DR: If you are installing a Ring Video Doorbell on brick, the 15/16″ bit that comes with the Ring kit can be useless if your brick is hard to drill through. Get a Bosch 7/32″ masonry hammer drill bit and use a hammer drill to get the job done.

When you buy something online, you expect the manufacturer to send you everything you need for installation. That’s especially the case if the installation needs special parts that you may not usually have at home.

I recently bought the Ring – Video Doorbell Pro and Chime Pro Bundle. What should have been a simple 30- to 45-minute installation took me a day or so to install. I was trying to install the Ring doorbell on brick. Ring sent a 15/64″ bit that they claimed will drill through the brick but I had no luck.  After a frustrating 30 minutes of drilling, I had barely made a dent on the brick. It was clear that this drill bit will not get the job done.

Then I got a hammer driller and tried to drill a hole with the bit that Ring had sent. That got me nowhere either. Then I had to get a Bosch 7/32″ masonry hammer drill bit. With a hammer drill, this bit got the job done in a few minutes.  Note that the bit is 6 inches long. The reason I had to get the 7/32″ bit is that 15/64″ bit can be hard to come by even at big home improvement stores but the 7/32″ is very close in size and will work just fine.

When it comes to masonry bits, Bosch hammer drill bits are the best. When you are drilling through brick or masonry, the bits can get very hot. I have found that other drill bits are not as good as Bosch for these kinds of jobs.

The Bosch drill bit is quite cheap. I am not sure why Ring doesn’t send a quality drill bit with the kit. Certainly, some bricks can be difficult to drill. It will avoid a lot of frustration for homeowners trying to install this themselves.

This was the only challenge I had installing the Ring doorbell. Everything else went smoothly. Instructions were clear. The kit even had extra parts such as screws in case they get lost.

We were one of the last families in our neighborhood to get Ring. But we are happy that we got it. The Ring app is very easy to use and allows you to check on the front door for strangers and packages without having to walk to the door. Lately, our neighborhood has been dealing with porch pirates who come by and pick up the packages when no one is home. Ring sends us alerts on the phone every time motion is detected near the front door.

Most home improvement stores offer key duplication services.  You will most likely find a self-serve kiosk at these stores.  Though these stores no longer employ key specialists, if you ask, someone will help you at the self-serve kiosk.

You put in the original key, and you will get your copy in a couple of minutes. Cost varies but it usually costs a few dollars.

Type of Keys

As you know, not all keys are the same.  At a minimum, there are the following types of keys.

How much does it cost to make a copy of a key?

It depends on the type of key and the type of service.  Simple house or office keys are cheaper and cost $1.5 to $3 per key.  Self-kiosks are cheaper than places that have a key specialist. Locksmith is likely to be the most expensive option.

If you need copies of auto keys or high-performance keys, they are more expensive than simple house keys.

How to make copies of “Do not duplicate keys”?

Do not duplicate keys that are used by apartment buildings and offices.  Apartments and offices do not want the keys duplicated because the keys offer entry to restricted or sensitive areas.  But there are a few ways to make copies of these keys.

You typically need to provide proof of ownership before you can make copies.  You can also hire the locksmith who put the original locks in place because they are likely to have a record of who the owner is.

I have made claims on these policies.  Though working with an insurance company is not the most pleasurable experience, at least I know that home and auto insurance have some value to me.  They protect me in case something goes wrong.

But what about title insurance?  I asked several of my friends.  None of them have filed a claim,  and they have never heard of a title company paying out on a claim.  That made me very curious about title insurance.

What is Title Insurance?

Title insurance protects you against title defects and liens.  If you buy a property, and someone claims ownership of that property, title insurance will cover the losses, and defend you in court.

Since home purchases are big purchases, title insurance gives homeowners peace of mind.  They can be sure they are not buying from swindlers who are selling properties that are not theirs.

Homebuyers are required by banks to buy title insurance when buying or refinancing a house.

How Much of the Collected Premium Do Title Companies Payout?

A typical title insurance company pays out less than 5% of the collected premium. In other words, 95% of the premium goes to the bottom line.

Title insurance is a very high margin business.  In most states, homebuyers pay around $1500 to get title insurance. Some states have set fixed prices for title insurance, but even in those cases, the premiums are too high relative to the risks these companies are taking.

Title Companies Spend A Ton of Money On Marketing

Title companies spend most of their profits on advertising and marketing.  They use realtors and mortgage brokers to push their products. Some title companies have even resorted to some unscrupulous practices to push their insurance products, and have paid fines.

Limited Competition

In most states, state laws prohibit big insurers from offering title insurance.  The reasoning offered is that multi-line insurers who offer multiple insurance products are risky though history shows the opposite to be true. Multi-line insurers are diversified because they offer multiple insurance products and more stable financially. Banks are also prohibited from offering title insurance, which allows title insurance companies to thrive.

Big Benefits from Digitization

Decades ago, title companies would send their employees to courthouses to review documents. But these days, everything is digitized, and you can access the records on your computer.  This has helped these companies cut costs and be more efficient.

But consumers have not seen the benefits of digitization due to lack of competition, and outdated laws that have not been updated in decades.

Bottom Line

Consumers are required to buy title insurance when buying or refinancing a house. But given the very little risk, the title companies are taking, the costs are too high for consumers.  The only way to fix this problem is by increasing competition and allowing banks and big multi-line insurance companies to compete.  State legislators need to update laws to ensure that these title companies do not make excessive profits, and consumers are not ripped off.

]]> Moving into our own house was a special day for me and my wife. We looked forward to having more space in the house, entertaining friends in our big backyard and not having to deal with the landlord. We were also going to build equity in the home slowly with our mortgage payments.

A few months in, we realized owning a place is not quite the same as renting it. We ran into a few surprises.

1. Time Commitment

We spent twice the time cleaning and maintaining the house. When we were renting, our apartment was small and easy to maintain. After moving into our house, not only did we have to maintain a bigger house but we also handle all the repairs. We just couldn’t call the landlord. As both us were working full time, we had to schedule time and share the workload.

2. Lawn Care

Having a big yard meant that we had to mow the lawn almost every week for better part of the year. We had to fertilize the yard a few times a year, maintain the sprinklers, and replace the mulch every year. At $30 a week, that meant an additional $120 in monthly expenses.

3. Property Taxes

Property appraisal went up every year. Property tax rates went up every couple of years. This dangerous combo meant that our property taxes were going up by 3% or so every year. Though we had the option to escrow property taxes, we decided that we will pay it ourselves when the taxes were due. This meant that we had to write a big check (3.2% of the property value) at the end of the year.

4. Home Owners Association

I understand why HOAs exist – to keep the community in good shape by enforcing rules. But I was surprised by how nitpicky they were. I would get emails for random things – not putting away the trash, basketball hoop not set up properly in the driveway, etc. HOA fees also went up every year 2-3%.

5. Home Insurance

While all my expenses went up a little bit every year, it was the home owner’s insurance that always caught me by surprise. Even though I had made no claims, my rates would go up by 10% or so every year.

6. Utility Bills

Bigger house also meant bigger utility bills. My electricity bill easily doubled, and so did my water bill. I had to water the lawn for at least an hour three times a week (15 minutes per zone, 4 zones). My water bill was over $150 dollars in the summer.

7. Neighbors

While my neighbors are nice, they can also be noisy when they have parties. They often let their pets into our property. We have had to clean up a few times. We are talking to them, but progress has not been good so far.

8. Furniture

We needed way more furniture than before. The furniture didn’t come cheap partly due to our tastes.

9. Pest control

We had to get quarterly pest control service to handle the Texas pests, both indoors and outdoors. That cost us an extra $400 per year.

10. Technology Upgrades

We had to the technology in the house every couple of years. We had to replace the old thermostat with Nest, replace CFL bulbs with LED bulbs, etc.

11. Traffic

Moving to the suburbs allowed us to buy a bigger house. But it also came with the daily one hour commute each way to work.

What did we learn?

We need to put away some money every month in a fund to take care of repairs.
We need to plan for maintenance. Routine maintenance of appliances and air conditioners saves big hassles down the road.

Improve DIY skills. There is no way we can outsource all the work involved. As time goes on, we hope to do some on our own.
Look into getting a home warranty. I have heard the good and the bad of home warranty from friends. I need to do more research on this.

Bottom Line

We are happy to own a home. We don’t think I want to go back to renting a place. But we were surprised by the number of challenges that come with homeownership. With proper planning, saving, and better DIY skills, we hope to win the battle!
